Selling a home

How I sell a home

In my own words.

I tell your home's story.

One of the first things I do with a listing is try to tell the story. It's not just a house, not just a list price and an address. There's a story behind it, and not the seller's personal story, but that home's story. Why did you buy it? What might future buyers like about it, and why is this home special compared to the others? I really try to bring that forward.

I price for the sweet spot.

I'm not looking to get it sold in the first three days and leave money on the table, but I also don't want it sitting longer than the market average. The sweetest spot, where I believe sellers get the most for their money, is when it sells in about half the average market time. It gets enough exposure that people have a chance to find it, but it's priced so one of the first buyers who would likely buy it actually does.

Waiting for the right time?

Market timing is very hard, and more complicated than most people imagine. If you wait for prices to go up on the home you're selling, the home you want to buy goes up too. All too often, the extra value isn't worth what it costs you in time reaching your goal. As I get older, the more I realize that our priorities and values matter more than a few dollars in the long run.

Rather just talk it through?
